How we approach this

Every expensive RV repair we do started as a roof leak somebody could not see. Water gets in around a vent, a skylight, an antenna, or an AC gasket, runs along the framing, and shows up as a stain, a soft floor, or a rotted slide out a year or two later, nowhere near where it actually entered. That is why we do not just smear sealant over the spot under the stain. We go up top, inspect every penetration and the full perimeter, and trace where the water is really getting in. Then we cut out the failed sealant, prep the surface, and reseal with material that is right for your roof type, whether that is EPDM, TPO, or fiberglass. Getting the material wrong is why so many roof repairs fail in a season.

Finding the Actual Leak

Water travels. The stain on your ceiling is almost never under the hole. We inspect every roof penetration and the full perimeter seam so the repair happens where the water is getting in, not where it is showing up.

Resealing Vents, Skylights & Penetrations

Old sealant goes chalky, shrinks, and cracks, and that is where most RV leaks start. We remove the failed material down to a clean surface instead of caulking over it, then reseal with the right product for the roof.

Roof Coating

A full roof coating buys years on a roof that is aged but still sound. It only works on a properly prepped surface, so we inspect and repair first. Coating over a bad seam just hides the problem for a season.

Soft Roof & Structural Repair

If the decking has gone soft, sealant will not fix it. We open it up, cut back to solid material, rebuild the structure, and close it in. Same approach we take with slide out floors.

Water Damage Underneath

A roof leak that has been running for a while usually did damage on its way down. Once the roof is sealed we check the framing, the walls, and the floor so you are not sealing the roof over rot that keeps spreading.

Sealing a roof is a materials problem more than a labor problem. EPDM, TPO, and fiberglass each need different products, different prep, and different expectations for how long the repair lasts, and putting the wrong sealant on the right roof fails inside a year. Frequently asked questions

Ceiling or cabinet stains, a musty smell after rain, soft spots overhead or underfoot, and bubbling in the sidewalls are the common signs. By the time any of those show up the water has usually been getting in for a while, which is why an annual roof inspection is worth doing even when nothing looks wrong.

Inspect the sealant every six months and plan on resealing penetrations roughly every one to two years, sooner in Texas because the heat and UV are hard on it. A full roof coating is more like a every several years job depending on the roof and how it has been kept.

Yes. Roof work is one of the easier jobs to do mobile, as long as there is safe access and the weather cooperates. We come to your driveway, storage lot, or campsite in The Woodlands, Conroe, Magnolia, Spring, Montgomery, and Tomball.

A coating works when the roof membrane and the decking underneath are still sound and the problem is age and small seam failures. If the decking is soft or the membrane is torn or separating, a coating just covers it. We will go up, look, and tell you which situation you are in.

That is the normal case, and yes. Water runs along framing before it drops, so the entry point is often several feet away from the stain. We inspect every penetration and seam on the roof rather than guessing at the spot underneath.
